How does it work? (FAQs)

Please note that the following rules are only applicable for the properties you rent through us. Other lessors and other companies may have different standards and processes.


What documents do I need to rent a room?

- Valid ID or passport

- Letter of acceptance / Work contract

Is a written rental agreement necessary?

Yes, we always conclude a written rental agreement. It outlines the rent amount, payment terms, deposit, house rules, notice periods... It also helps to set the ground rules and to avoid misunderstanding during the lease.

What are the possible terms?

We try to match every need, let it be one or two semesters, just a summer internship or a long term lease.

Spring semester tenants rent usually from 1th of February till end of June, while Autumn semester students rent from 1th of September till end of January.

How do I book a room?

We value personal relationships. If you are in Budapest, you can initiate a viewing. If you are not in Budapest yet, we always have a videocall where we can get to know each other and discuss all basic details.

If everything seems good, you receive a contract proposal that has all basic conditions in it. We can sign it (personally or electronically) and we ask our tenants to make an advance payment in cash or via bank transfer - (amounting one month rental fee) - so we can be sure to count on you. From that day we will not offer the room to anyone else. This advance payment will become the first installment of your deposit. If there is no show, this compensates us for holding the room for you.  The rest of the deposit and the first rent is to be paid when you arrive and made sure that the room is just like you expected it to be.

How can I pay my rent?

Either via bank transfer or in cash payment, it depends on the agreement and personal preferences of you and the lessor of the chosen apartment. In case of cash payment you always get receipts.

Who pays for utilities and internet?

Either the utilities are included in your rent or not, you do not have any administrative to dos, we make sure that everything is paid in time. At certain apartments we offer a flat rate that include all utility fees, while at others we charge them based on your consumption. This is clarified in the rental agreement.

How much security deposit should I pay?

Typically it is 2 month's rent. 

How do I get back my deposit?

Your deposit is refunded generally within 2 weeks from the handover of the apartment. 

Do I get back my full deposit?

Deductions are made only if there is any damage in the rental property, or if you did fulfill your obligation in handing back the property professionally cleaned. You receive a checklist that helps you going through every step to make sure you receive your deposit back in full. If you have any unpaid rental fee or utility consumption, those are also deducted from this amount.

What happens if repairs are needed?

It depends on the nature of the problem. If there is any clog (due hair, food, or any item that should not be thrown in the pipelines) that is on the tenants. Also if cheap things like a lightbulb or shower head needs to be replaced, we kindly ask the tenants to get one and take care of the replacement themselves. However unlike many lessors, we take care of all other repairs that are necessary due the aging of the property and its equipment. The only exception is if damages happen due the neglegance or unproper use of the tenants, even then we are happy to help organizing the repairs.

Can I have guests over?

We allow guests, up to 7 days a month. We are not planning on checking on you and counting the days, so as long as everyone is happy in the flatshare, we do not apply restriction on overnight stays.
